NJ Lead-Safe Deadline Calculator

Own or manage a pre-1978 rental in New Jersey? Enter your dates and get your next inspection deadline, your certificate expiry, and whether a tenant turnover triggers a fresh inspection — under P.L. 2021, c.182 and N.J.A.C. 5:28A.

How it works: covered units are inspected every three years or at tenant turnover, whichever comes first. A valid lead-safe certificate waives the turnover inspection while it lasts. Under N.J.S.A. 52:27D-437.16 as amended by P.L. 2024, c.74, the certificate is valid for three years — the same length as the inspection cycle — and the next inspection is counted from the last inspection that produced a certificate. (Older copies of N.J.A.C. 5:28A still say two years; the 2024 statute is the current figure.) A lead-free certificate takes the unit out of the periodic inspection cycle. This tool is guidance, not legal advice — your town's rule and the full text of the law govern. Read the plain-English version in our NJ lead-safe rental checklist. Before any paint work that disturbs paint in a pre-1978 rental, the firm must be EPA Lead-Safe Certified with a certified renovator on the job — see EPA's firm-certification page.

Once the inspection side is sorted and you need the paint work itself, start with the free quote form on the njpainters.com homepage and tell us the building's age and certificate status.
